AVANTAJ Investment Platform

There are 2 routes to complete the shareholding paperwork:

  • Visit Tokat for 2-3 business days to sign the paperwork in person
  • Appoint Hashmi Group to purchase the share by issuing a limited Power of Attorney.

You are:

  1. Investing in a land asset-based business. The land will retain its value and appreciate over time.
  2. You are going to sign official shareholding papers which will be registered with the government
  3. At the time when you sign the shareholding paperwork, a government-certified translator will be present to explain the whole deal to you in your language of preference. This is a demand from the government’s side as added security for you to ensure you understand all aspects of the purchase.

To make a Permanent Residency investment, investor must be at least 18 years of age.

An investment can be made in the name of a person below the age of 18, however, as per government law, a guardian must sign and make all decisions on their behalf. On their 18th birthday, all such rights pass on to the person who names the investment made.

You may only make investments in US Dollars

Yes, you receive all ongoing benefits in the currency that you invested in.

Profits will be distributed as per the business plan outlined and market conditions permitting. The plans vary depending on the business you are investing in.  

In the case of Tokat Views, profits will be distributed at the end of the 2-year business plan.

Tokat Views construction launched on January 15, 2023 with an official ceremony attended by the Mayor of Tokat, Governor of Tokat as well as 50+ other dignitaries.

As of July 1, 2023, foundations have been laid for 25% of the 30 villas. The first set of 3-bedroom villa structures have been erected. Work is ongoing on exterior and interior walls as well as common infrastructure.

By the end of 2023, 60% of construction at Tokat Views will be completed.

Final delivery of villas is scheduled for January 2025.

Taxation

The Special Purpose Vehicle Company (SPV) created for Tokat Views will pay all commercial business profit taxes as part of the operations of the company. This tax is 23% as of 2022, and is paid by the company, and not the investor.

When the company issues dividends as per the business plan, Turkish law states that the company (not the investor) must apply a 10% withholding tax on the dividend being issued. This tax is levied before the dividend is issued.

Investors may delay paying the 10% withholding tax by re-investing the dividend with the company (in the same project or a different one).

Investors do not have to pay any other deductions, fees, or taxes while repatriating their profits out of the country.

Hashmi Group will operate the farm on your behalf. To do this, a rental agreement will be signed between you the owner of the land and Hashmi Group which will ‘rent’ the Land to operate it on your behalf.

There are two potential sources of income from agricultural investments such as the Walnut Farm:

  • Land sale profits

All income generated is taxable as per Turkish law.

Exemptions:

The only exemption to the income tax brackets is in the case of land sales. If an investor sells their land after 2+ years of purchase, 50% of the income generated from the sale is exempt from the above tax brackets.

Withholding Tax:

Since the Walnut Farm is a single investor opportunity, there is no withholding tax applied before profit distribution

Other Benefits

An EB5 visa is only open to Indian citizens. The waiting list for this visa is 3+ years. Those applying for the visa must declare and prove the source of their investment funds.

The E2 visa is only open to citizens of Turkiye. There is no waiting period other than the 6-8 weeks processing time.

For citizens of Turkiye, the United States of America has a launched a new category of visa called the E2 Business Visa, which is equivalent to the EB5 visa.

USA and Turkiye have a special which unlocks the E2 business visa for Turkish citizens with 6-8 weeks of application.


Their families can also reside in the USA while enjoying the following benefits:

• Residency in the USA
• Free education
• Free healthcare
• Legal employment for spouses of the main applicant’s spouse
• The main applicant of the business visa can carry out business activities in the USA but cannot pursue full-time employment.

A citizen of Turkiye may apply for the E2 Business Visa through an immigration consultant.

Other than the consultancy and application costs, the investor needs to have startup capital of $50,000 – 100,000 to start a company in the USA.

The funds can be withdrawn once the investor reaches the USA.

 

If the company shows some transaction movement, pays its taxes as well as annual license fees, the business is considered active, and the investor’s E2 Business Visa thus also remains active.

There used to a be a treaty like this between the United Kingdom and Turkiye also. However, it has expired and is under negotiation at this time.

PERMANENT RESIDENCY IN TURKIYE

Yes, you have to travel to Turkiye for at least 7 days to the city where the business is being registered to do your biometrics and to pick up the residency card.

Yes, we can pick up the paperwork on your behalf if you provide us with a Power of Attorney.

We will ship all documents by insured international mail to you.

Medical insurance must be bought by all permanent residents.

Medical consultations at government hospitals are free and all medications are subsidized by the government.

Generally, Turkiye allows applicants to apply for permanent residency if they own real estate worth at least $50,000 in 51 developing areas and for at least $75,000 in metropolitan areas.

Hashmi Group has launched the third route of investment, that of becoming a shareholder in a business.

The Turkish government does not demand that an applicant be a permanent resident of Turkiye to hold valid residency. An investor may hold permanent residency even while he/she is living abroad.

Regardless of whether the applicant lives in Turkiye or abroad, they must renew their residency each year.
